Complete Applications will be processed in the order they are received.
Reasons an Application might be denied:
*Credit score under 600 (average of all applicants)
*Less than 2.5 times income to rent ratio (total of all applicants)
*One or more Evictions in the past 7 years
*One or more Bankruptcies in the past 7 years
*One or more criminal convictions depending on the nature of the offense and when the conviction occurred
*No copy of government-issued photo ID
*Too many occupants (more than 2 occupants per bedroom, plus 1 OR more than the maximum number of unrelated parties allowed per county ordinance); Children under the age of 3 do not count towards the occupancy limit
*Does not meet pre-determined pet criteria
*Move-in Date more than 5 days from the availability date (or date of application, whichever is later) *Unable to verify income, speak with landlord reference and employer reference by the end of the 2nd business day from complete application submission
Reasons an applicant may be required to submit additional security deposit or increased rent:
*Credit Score between 600-669 (average of all applicants)
*Income to rent ratio of 2.5 – 2.99 times (total of all applicants)
*Move-In Date more than 5 days from availability date (or date of application, whichever is later)
Credit score will be calculated and scored as an average of all applicants.
Income will be verified with the most recent month’s pay stubs, and confirmation from current (or future) employer. If self-employed, the past year’s personal tax records will be required, along with 2 month’s most recent bank statements showing income from business to applicant. Total verified income from all applicants must be a minimum of three times the rental rate.
Occupants will be limited to two per bedroom, plus one. No more than three unrelated parties will be allowed. Children under the age of 3 do not count towards the occupancy limit. All parties 18 or older must be named on and sign the Lease Agreement.
Each applicant to provide a government issued photo ID.
If your move-in date is more than 5 days from the availability date (or application date, whichever is later), you may be asked for additional rent to secure the property.
**PLEASE NOTE: IF WE ARE UNABLE TO REACH YOUR EMPLOYER OR LANDLORD REFERENCES BY THE END OF THE 2ND BUSINESS DAY FROM APPLICATION, YOU WILL BE DENIED UNTIL WE HEAR FROM THEM. IF WE HAVE OTHER APPLICATIONS, YOU WILL LOSE YOUR POSITION IN LINE. PLEASE REACH OUT TO YOUR EMPLOYER AND LANDLORD REFERENCE TO BE SURE THEY ARE QUICK TO RESPOND TO OUR INQUIRY.
